Facilities

Facilities on the property include two additional pole barn structures. In 2023, a second electrical service was run to the property by Wahkiakum Public Utility District, which powers both barns and which is separate from the house.

The facility barn on the property provides a unique, resilient, multiuse area that can be used to expand residential living space or for commercial activities. While originally built prior to 2008, additional improvements have been made, including the addition of an 1,100 sq. ft., south-facing greenhouse on the rear of the building in 2017 and completely new construction of the 1,200 sq ft space 2022-2023. It currently has a 600 sq. ft. kitchen that is all ready for licensing by WDA as a Food Processing Facility, a full bathroom, and rooms currently being used as a work-from-home office and home gym. Also in 2023, in addition to the second electrical service noted above, a 9.6 kW solar + 13.44 kWh battery system were added. This system is used to back-up several circuits, including the walk-in cooler/freezer, the greenhouse, and to the home office.

The kitchen was designed for a wide variety of food processing uses, but is particularly well-suited to canning and banking. Fixtures include a 20-gallon steam-jacketed kettle, perfect for making large batch soups and sauces without fear of burning; a steam-injected convection oven; two 82,000 btu stock-pot ranges useful for larger batch canning; a 8-burner/2-oven range; a combination 72"x91.5" walk-in cooler and 72"x72.5" walk-in freezer unit; commercial ice machine; and low-temperature dishwasher. The kitchen has two food prep counters with prep sinks, a three-compartment dish sink, and a separate handwash sink. We intend to offer personal property, allowing for turnkey operation of the kitchen and, upon licensing, commercial processing.

The ranges in the kitchen and the on-demand water heater for the entire facility building are powered by a 250 gal, leased propane tank. The building also has multi-zone, in-ceiling internal speakers throughout and external speakers in the greenhouse and facing the side yard and back patio; we intend to offer the amplifier with the sale. Additional personal property will be offered within the home office, gym, and greenhouse. An outdoor shower is available on the patio.

The second barn measures 30'x40' and has total of 2,160 sq ft​. Within the barn is a 720 sq. ft. walled off space, ideal for a shop. It is currently heated by wood stove and has a handwash sink with on-demand electric water heater. This sink is not connected to the septic system, so it can be used for handwashing only.

The remaining area of the barn is currently used for storage. It has three garage doors and a sliding door for tractor access, along with an additional person door.
