




Property
The total property for sale is 13.84 acres, of which 12.84 acres is in designated agricultural status. The property is bisected by one of the many ditches found on Puget Island. In addition to the house, outbuildings, and approach, the front half of the property has been used for growing an assortment of fruits and vegetables. It has a fenced area with eight, uncovered garden beds: six beds measure 6'x72' and two beds measure 6'x80'. There is a separate fenced area that has two 20'x96' hoop houses, eight 4'x20' contained berry beds (marionberries, blueberries, strawberries, and gooseberries) and 11 producing fruit trees (apple, pear, and plum). A third fenced and mowed field area has additional fruit and shade trees and has provided ample space for dogs to play.
All of the cultivated vegetable beds in the hoop houses and outdoor fenced garden area have drip irrigation systems and replaceable timers and have been amended annually with organic fertilizer and soil amendments, although the gardens themselves are not certified organic. In addition to water points, each hoop house has an electrical outlet and field drainage surrounds the hoop house area to foster faster drainage in the spring.
Crossing through the entry gate onto the property is a fire pit, circled by 10 mature olive trees that are hardy to our area. While they are small, due to the variety able to grow in our climate, the trees have been producing crops of olives for the past six years that can be cured and eaten. Additional perennial crops located in small patches on the property include herbs, horseradish, wasabi, and two grape vines.
The remaining half of the front field and the entire rear field has been leased out over the years to local farmers for cattle grazing and haying. These relationships could remain as possibilities upon purchase, should there be interest.
Finally, an adjacent, 6.1-acre strictly field property could be negotiated as part of this transaction, for a combined total of 19.94 acres.
